DTF Construction has been "building on your lot" in the area for years. Many of our customers already own their lot when they first contact us. Others ask us to help them locate a building lot for their home. Some of these customers also have their own plans that they want to have priced to build. We can design a home specifically for your lot, or we can provide you with an estimate to build from your set of home plans. Building a custom home on your own lot can be a complicated process. It is important to work with a builder that is familiar with all the possible obstacles. Cost Plus Fixed Fee Pricing

DTF Construction utilizes cost plus/fixed fee pricing contracts. Cost plus means you pay all the costs, plus a fixed fee to DTF Construction. We will go through a detailed specification sheet with you. This covers details that are needed during the home building process and includes generous allowances on items that have not yet been decided on such as cabinets, carpet and lighting. The spec sheet is then used to generate a cost estimate. We then add a 5% overage on the estimate to allow for anything that has been overlooked in the preplanning process, or anything you might decide you want to upgrade or change later. If this 5% is not used, it is a savings for you. We then add on a fixed fee. Simply put, you pay all the COST of building the house PLUS our FIXED FEE.
